What is MyLeaseIQ?

MyLeaseIQ is an AI-powered commercial lease analysis platform. You upload your PDF lease and receive a plain-English breakdown of red flags, financial obligations, critical dates, and negotiation opportunities — in under 2 minutes.

We built MyLeaseIQ to level the playing field between commercial tenants and landlords. Most business owners sign leases without fully understanding what they're agreeing to. We change that.

Who is MyLeaseIQ for?

MyLeaseIQ is built for two primary audiences:

Small business owners — anyone signing or renewing a commercial lease for retail, office, or industrial space.

Commercial real estate investors — investors reviewing leases on properties they are acquiring or managing.

We also offer professional plans for commercial real estate attorneys and brokers who review leases for clients.

Is MyLeaseIQ a replacement for an attorney?

No. MyLeaseIQ is a document analysis tool, not a law firm. We do not provide legal advice and no attorney-client relationship is formed by using our service.

Think of MyLeaseIQ as preparation for your attorney conversation — we help you understand your lease so you can ask better questions and make more informed decisions. For complex leases, we will always recommend consulting a licensed commercial real estate attorney.

The Analysis

What is the free pre-scan?

The free pre-scan analyzes the first portion of your lease document and gives you a quick overview including your lease complexity score (1-5), estimated number of red flags, lease type, governing state, and whether attorney review is recommended.

No credit card is required for the pre-scan. You only pay if you decide to proceed with a full analysis.

How long does an analysis take?

The free pre-scan completes in under 30 seconds. The full analysis typically takes 1–3 minutes after payment is confirmed. You will be automatically redirected to your report when it is ready.

What does the full analysis include?

The full analysis includes:

✓ Plain-English summary of your lease
✓ Red flags with severity ratings and explanations
✓ Complete financial breakdown including total cost of occupancy
✓ Critical dates and deadlines you cannot afford to miss
✓ Negotiation scripts with specific language to request better terms
✓ State-specific law context
✓ Overall verdict and top recommended actions
✓ Attorney recommendation when warranted

How accurate is the analysis?

Each analysis includes a confidence rating (High, Medium, or Low) based on document quality and complexity. Digital PDFs produce the most accurate results. Scanned documents may have slightly lower accuracy due to OCR processing.

While our AI is highly capable, we always recommend using our analysis as a starting point and consulting a licensed attorney for complex leases or high-stakes decisions.

What is a complexity score?

The complexity score rates your lease from 1 to 5 based on the number of non-standard clauses, one-sided provisions, and overall difficulty of the language.

1-2 = Simple, standard lease
3 = Moderate complexity, some negotiation recommended
4-5 = High complexity, attorney review strongly recommended

Documents & Security

Is my lease document secure?

Yes. All documents are transmitted using TLS encryption and stored in isolated, access-controlled storage. Your lease is never shared with other users or third parties, and is never used for AI training purposes.

Can I have my document deleted after analysis?

Yes. During upload you can select the "Delete document after analysis" option. Your PDF will be permanently deleted once your report is complete. Only the analysis results are retained in your account.

You can also request manual deletion at any time by contacting support@myleaseiq.com.

What file types do you accept?

We currently accept PDF files only, up to 25MB in size. Both digital PDFs and scanned PDFs are supported. Digital PDFs produce the most accurate analysis results.

Do you support scanned PDFs?

Yes. We apply OCR (optical character recognition) to scanned documents to extract the text. However, digital PDFs — where the text is already machine-readable — produce significantly more accurate results. If possible, request a digital copy of your lease from your landlord or broker.

Pricing & Billing

How does pricing work?

MyLeaseIQ charges a one-time fee per analysis. There are no subscriptions or recurring charges for individual users. You only pay when you decide to proceed with a full analysis after your free pre-scan.

Is the pre-scan really free?

Yes, completely free. No credit card is required to upload your lease and receive the pre-scan results. You only enter payment information if you choose to proceed with a full analysis.

What payment methods do you accept?

We accept all major credit and debit cards including Visa, Mastercard, American Express, and Discover. Payments are processed securely through Stripe.

What is your refund policy?

If your analysis fails to complete due to a technical issue on our end, you will receive a full refund automatically within 5-7 business days.

If you are unsatisfied with your completed analysis, contact us at support@myleaseiq.com within 7 days of purchase and we will work to make it right. Refunds are reviewed on a case by case basis.

We do not offer refunds for completed analyses where the service performed as described.

Do you offer referral credits?

Yes. Every account has a unique referral code. When someone signs up using your code and completes a paid analysis, you receive a credit applied to your next purchase. You can find your referral code in your account settings.

Your Results

How long are my reports saved?

Your analysis reports are saved indefinitely in your account and accessible anytime from your dashboard. You can view, print, or reference them at any time.

Can I print or share my report?

Yes. Every report has a print button that generates a clean, formatted version suitable for printing or saving as a PDF. You can share this with your attorney, business partner, or advisor.

What if I need an attorney after reading my report?

If your report recommends attorney review, we can connect you with a qualified commercial real estate attorney in your area. Contact us at support@myleaseiq.com with "Attorney Referral" as your subject line and include your state and the type of lease you are reviewing.

Technical

What browsers does MyLeaseIQ support?

MyLeaseIQ works on all modern browsers including Chrome, Firefox, Safari, and Edge. We recommend keeping your browser up to date for the best experience.

My analysis is taking longer than expected. What should I do?

Most analyses complete within 1-3 minutes. If yours is taking longer, please wait up to 10 minutes before contacting support. Large or complex documents may take additional time.

If your analysis fails, you will not be charged. Contact support@myleaseiq.com with your account email and the name of your lease file and we will resolve it promptly.

Is the service ever unavailable?

Like all online services, MyLeaseIQ may occasionally experience brief periods of unavailability due to maintenance or technical issues. We monitor our service 24/7 and display a notice on the site whenever there is a known disruption.

You can check the current status of all services at myleaseiq.com/status. If you submitted an analysis during a disruption, it will be processed automatically once service is restored and you will be notified by email.
